Commercial Roof Repair That Protects Your Operations and Your Bottom Line

Active leak? Storm damage? We're on-site in 2-4 hours.

A commercial roof leak is an operations problem before it's a roofing problem — water in the wrong place stops shipments, closes retail floors, and forces tenants out. Pro Exteriors operates a 24/7 commercial line with trained emergency technicians who target on-site arrival within 2-4 hours across DFW, Denver, Wichita, Kansas City, and Atlanta. We carry temporary protection materials on every truck and stop water intrusion before we scope permanent repair. For ongoing portfolio coverage, our SLA-Backed Maintenance contracts (ProPlan) define response windows in writing — not stated verbally on a sales call.

Why Pro Exteriors for Commercial Repair?

Six reasons facility managers call us before a leak becomes a tenant call.

2-4 Hour Emergency Response

Trained emergency techs dispatched 24/7 across DFW, Denver, Wichita, Kansas City, and Atlanta. Active leaks affecting business operations get on-site arrival within 2-4 hours in primary service zones.

SLA-Backed Maintenance

ProPlan subscribers get response windows defined in a written SLA. No verbal promises. Penalties built into the contract if we miss the window.

Repair-vs-Replace Math

Every estimate over $10,000 includes a written cost-per-year comparison. If the math says replacement makes more sense, we tell you that, even though it lengthens the sales cycle.

All Membrane Types

TPO, EPDM, PVC, modified bitumen, built-up, metal, coatings — our crews are certified across the full membrane spectrum. We don't push one material because we only know one.

Direct Employee Crews

Repair crews are Pro Exteriors employees, not subcontractors. Same trained techs across regions, same QC standards, same accountability.

Documented Repair History

Every repair gets photographed, scoped, and added to your property's maintenance file. The history stays with the property if it sells.

Three Repair Engagements We See Daily

Active Leak Response

A tenant calls. Water is coming through. We dispatch a tech within 2-4 hours, install temporary protection to stop the active leak, and scope permanent repair after the immediate threat is contained.

Storm Damage Assessment

After a hail or wind event, we provide written damage assessments suitable for insurance claims. Full membrane evaluation, photographic documentation, and a repair-versus-replacement recommendation grounded in actual condition data.

Scheduled Maintenance Programs

Twice-yearly inspections, drain clearing, seam-stress monitoring, flashing-detail audits. Maintenance programs extend roof service life by 5-10 years on average and are required to maintain most manufacturer warranties.

Our Repair Process

Our Repair Process
1

Diagnostic Inspection & Moisture Mapping

Visual inspection plus infrared moisture imaging to identify the actual extent of compromise — not just what's visible from the surface. Wet insulation often spreads 10-20 feet from the visible leak point.

2

Written Scope + Cost-Per-Year Comparison

For repairs over $10,000, we deliver a written scope with line-item pricing alongside a cost-per-year comparison versus full replacement. The honest answer wins, even when it slows the sales cycle.

3

Targeted Repair with Photographic QA

Repair crews execute against the written scope, photographically document every step, probe-test seam welds where applicable, and add the closeout to the property's maintenance file. Maintenance file stays with the property if it sells.

Commercial roof repair shouldn’t be a maintenance chore put off until the next fiscal year-leaks, membrane issues and separation flashes are compounding problems that go from a $4,000 fix to a $40,000 replacement without prompt attention. We’ve crews trained for these kinds of issues, certified to tackle your low-slope commercial roof or metal roof system. Our services come standard with an SLA-Backed Maintenance plan that clearly spells out our response commitment before our team even lifts a tool.

What to Expect with Commercial Roof Repair

The specifics of a commercial roof repair vary by roof membrane material, damage cause and assembly age. We service every category of commercial roof repair on TPO, EPDM and all of our other single-ply roof systems, including modifications: built-up roofing, modified bitumen, flat roof coatings (like SPF) and exposed fasteners metal roofing.

We can perform a typical repair on most TPO single-ply membranes in the same way we repair a TPO single-ply membrane, by cleaning off the top layer, slicing the area to access and dry it, then applying or welding new material into place with a patch. We only use materials sourced from Duro-Last, Versico and Carlisle to ensure it has the same composition as the original and bonds to form an unbroken seal. We can patch our modified and built-up roof installations with Soprema and Atlas products where they’re part of the existing roofing materials.

Repairing flashes for any roof penetrates-such as on pipes, HVAC units, parapet walls and rooftop drains-are one of the most common roof repair tasks and a major point of entry for many leaks when the job isn’t completed professionally. Improperly flashing any penetration on your commercial roof is one of the most common causes of interior damage claims across North America. After every roof repair our field managers close out, each repair detail is thoroughly checked by the supervisor.

On metal roof repairs, it requires a bit of a different skillset. If there are problems on your metal roof system that don’t involve simply popping off and replacing one panel, we can align a clipped panel back into place or completely remove the old sealant, then reapplied with proper methods and sealants. Depending on how far along in deterioration the roof is, sometimes the bolts holding the panels need replacing or tightened and we can work on such systems if they were manufactured by either Sentrigard or McElroy Metal. We maintain an inventory of metal panels to avoid a multi-week lead time on more standard roof repairs on those specific systems.

Finally, before any repair work can begin, one of our inspectors can provide a visual or infrared survey of the property’s roof membrane to calculate the full extent of the roof’s problem. After that, our inspectors will document any flaws they see on your roof system by providing photographs, taking measurements of anything concerning and submitting the findings to you in a written report, this report will look similar to the one you’d receive from an insurance adjuster.

Service FAQ

How quickly does Pro Exteriors respond to an active commercial roof leak?

For active leaks affecting business operations, we target on-site arrival within 2-4 hours in our primary service areas — Dallas-Fort Worth, Denver, Wichita, Kansas City, and Atlanta. Our 24/7 commercial line dispatches emergency technicians who carry temporary protection materials to stop water intrusion while permanent repairs are scoped. Response windows for ProPlan subscribers are defined in a written SLA, not stated verbally.

How do I know whether to repair or replace my commercial roof?

The decision comes down to three variables: remaining service life, extent of damage, and cost-per-year math. A roof under 15 years old with localized membrane failure almost always pencils out better as a repair. A roof over 20 years with widespread moisture infiltration across multiple zones is typically a replacement candidate — patching it delays the inevitable and adds cost. We provide a written cost-per-year comparison on any repair estimate over $10,000 so you can make the call with real numbers, not gut feel.

What warranties apply to commercial roof repairs?

Warranty coverage depends on the materials used and the repair scope. Repairs using GAF, Carlisle, Versico, Duro-Last, or Soprema materials carry manufacturer material warranties ranging from 2 to 15 years depending on product line and repair type. Pro Exteriors provides a separate workmanship warranty on all repairs. ProPlan maintenance subscribers receive extended warranty coverage and priority scheduling for any warranty-related callbacks.

How do you limit disruption to our facility during repairs?

We coordinate directly with your facility manager before mobilizing. For occupied buildings, we schedule work during off-hours or weekends when the repair scope allows it. We stage materials to minimize roof access points and protect HVAC equipment, skylights, and sensitive operations below the work zone. Most commercial roof repairs are completed within one to two days. If a repair requires multiple phases, we install temporary protection between visits so the building stays dry throughout.

Can Pro Exteriors support our insurance claim for storm or hail damage?

Yes. Our estimators produce a documentation package that meets commercial insurance requirements: timestamped photos, measured damage reports, material specifications, and replacement cost estimates. We work directly with adjusters during site inspections and provide supplemental documentation when adjusters request additional detail. We do not inflate claims, but we do make sure legitimate damage is fully documented so your claim reflects the actual scope of loss.

What is the most cost-effective way to reduce commercial roof repair frequency?

Scheduled preventive maintenance catches the defects that turn into emergency repairs — open laps, clogged drains, deteriorating flashing terminations, and fastener backouts. Our ProPlan program includes bi-annual inspections, drain cleaning, and minor maintenance at defined intervals. Facilities on ProPlan consistently see lower emergency repair spend because problems are addressed at $200-$500 before they become $5,000-$20,000 events. Details on program tiers and pricing are at /proplan/.
